Make sure all materials are below 0.8 in brightness.
If this is already the case, please upload the scene so we can have a look.

The visibility map needs 40 seconds to build (usually 1 second), and I get 10 k samples/second during rendering which is extremely slow.

All of this was caused by invalid geometry of the enclosing walls/ceiling.
Select this object, go into edit mode, select all vertices and press W -> remove doubles.
This fixes the issues above.

What I would also recommend is to use a solidify modifier for the walls, ceiling and floor.
Also, their normals are currently pointing away from the camera (to the outside) which is problematic if you want to make one of the materials glossy (for some historic reason, the glossy material in Lux only shows specular reflections on the side where the normal is pointing).

What I also find odd are the windows, why cover them with a face and use a Null material, instead of just deleting the face?
It should make not much difference performance-wise, but it's uncommon.
